Condo and home renovation contractor in Miami Beach.
Luxury condominium and residential renovations in Miami Beach, from a general contractor with a completed residence renovation at Continuum South Tower.
Continuum South Tower, Miami Beach. Completed renovation.
Renovating in Miami Beach.
Miami Beach renovations come with conditions that inland projects rarely face: oceanfront towers with strict association rules, salt air and wind exposure, flood elevations and buildings full of neighbors. A successful renovation here depends as much on coordination as on craftsmanship.
Ballagas Construction is a Florida State Certified General Contractor (CGC1530999). Our completed work in Miami Beach includes a full residence renovation at Continuum South Tower: an oceanfront kitchen with alabaster pendants, a primary bath with a blue marble wall and freestanding tub, lit custom closets and ocean-view bedrooms with new millwork.
Condominium renovations: the building’s rules matter.
The City of Miami Beach Building Department requires an authorization letter from the condominium association for work performed inside units. The letter must be on association letterhead, signed by an officer or director and notarized. Interior flooring, emergency repairs and exact air-conditioning changeouts are exempt. Permit applications for jobs of $5,000 or more also include a construction cost affidavit.
The city’s checklist for condominium interior alterations lists inspections such as framing, sound proofing or underlayment, drywall, insulation, fire safety and a building final. Associations add their own requirements: working hours, elevator and loading reservations, certificates of insurance and protection of common areas.
- Association approval letters and building rules
- Certificates of insurance and contractor registration
- Elevator, loading dock and parking coordination
- Sound control and waterproofing for floors and wet areas
- Protection of corridors, elevators and neighboring units
Single-family homes.
For single-family homes in Miami Beach, flood elevation is part of almost every conversation. Drawings typically show base flood elevation, grade and any required freeboard, and some projects need Planning Board or design review before a building permit. We coordinate with your architect and engineers on these requirements and build them into the schedule.
Finishes that demand precision.
High-rise and oceanfront renovations are defined by their finishes: large-format stone, book-matched slabs, integrated lighting and custom millwork. We plan substrates, rough-ins and sequencing around those details and keep a decision log with your designer so selections are made before the field team needs them.
