Miami Shores Village is known for its tree-lined streets, generous lots and a mix of early twentieth-century and mid-century homes alongside new residences. That character is protected by the Village’s own zoning code and review process, so anyone planning new construction or a significant addition in Miami Shores should expect design review to be part of the timeline.

Miami Shores is where much of our current work is. Kaēlo Residence, a new two-story home built from the ground up by Ballagas Construction, is now in the glazing installation and interior finishes stage in the Village, and Casa Arborēa, our own new-home development, is in pre-construction in Miami Shores, breaking ground in early 2027. How approvals typically work.

In Miami Shores, site plan review by the Planning and Zoning Board is required for new homes and for most additions. The exception is an addition of less than 400 square feet that is not visible from a public right-of-way. Facade changes, garage conversions, metal roofs and certain pools and accessory structures also go before the Board.

The process begins with a pre-application meeting with the Village’s planning staff, followed by an application with signed and sealed architectural plans showing lot coverage, open space and front yard calculations. Since August 2025, applications for new construction, major partial rebuilds and additions of at least half an existing home’s square footage must also include courtesy notice mailings to owners within 1,000 feet. After site plan approval, the project moves to the Miami Shores Village Building Department for permits.

Requirements change from time to time, so we confirm the current process with the Village and your architect for every project, and we build the review and permit steps into the schedule from the start.

Renovating an older Shores home.

Many homes in the Village were built decades before current codes. Renovations and additions often uncover original framing, older electrical and plumbing, roof systems near the end of their life and windows that do not meet current impact standards. Some properties also rely on septic systems, which can affect additions and plumbing work. We look for these conditions during the first walk-through and carry clear allowances where they cannot be confirmed until walls are opened.
